Pre-purchase Due Diligence
SIAM works in conjunction with clients' pre-purchase due diligence teams to assess whether sustainability is likely to have an impact on the current or future performance of assets being purchased by property investors.
We will analyse the risks and model a range of potential impacts on future performance to answer three key questions:
- Should the acquisition go ahead?
- Does the price reflect the risks?
- What is the best way to manage risks and exploit opportunities after completion?
SIAM's analysis looks at a wide range of issues to form an overview on the potential impact of sustainability of future investment performance, highlighting both the risks and any opportunities to drive performance from judicious interventions.
From physical risks, such as flooding and its potential impact on value, to a review of the landlord's exposure to statutory compliance costs and other shortfalls in the leases, from the implications of poor Energy Performance Certificates ratings to the long term impact of variations to tenant retention rates, SIAM will highlight the extent of any issues, quantify the potential impacts and propose cost-effective solutions.
Where SIAM has already undertaken a Portfolio Impact Assessment on the acquiring fund, the analysis will also measure the effect of the acquisition on the overall risk profile of the fund.

SIAM was part of a Working Group set up by the Department of Energy & Climate Change to help explore the best way to implement the Minimum Energy Performance Standards introduced under the Energy Act 2011.
With Sweett Group and Kingston University, SIAM was also commissioned by the Green Contruction Board to interrogate the register of Non-Domestic Energy Performance Certificates and to evaluate the potential impact of the new regulations on property investment values.
As a result, SIAM is very well placed to advise both owners and occupiers of commercial property and their advisors on all aspects of the new regulations.
