Sustainability and Commercial Property

SIAM LLP is a specialist adviser to investors in commercial properties on the potential impact of sustainability-related issues on the performance of property assets as an investment class.

 

Established by Charles Woollam (a Chartered Surveyor) and Chris Edwards (a Solicitor) in May 2009, SIAM has undertaken an analysis of assets across all sectors of the UK property market with an aggregate capital value of around £3.2 billion, with over 2,000 tenancies in property portfolios owned and managed by property companies, pension funds and other institutional-type investors.

 

SIAM's analytical but practical approach will be of interest to owners and occupiers of commercial properties - and their advisors - looking to understand the impact of sustainability-related issues on the performance of properties for investment purposes and as operational assets.

 

From our early days advising clients on the risks and opportunities to individual buildings and large property investment portfolios, SIAM has established a network of expert consultants and is now able to provide a full range of sustainability and energy management services.

 

SIAM's Sustainability Risk Assessment reports are now seen by our clients as an essential part of the due diligence process when acquiring existing buildings and our pre-development advice is also highly-praised by our clients as developers, funders or forward purchasers of new-build schemes.

 

Through its involvement with the UK Government's Working Group and as a result of research undertaken as part of a team commissioned by thre Green Construction Board, SIAM is one of the country's leading experts on the recently-published Minimum Energy Efficiency Standards (variously known as either "MEES" or "MEPS"). SIAM was part of a Working Group set up by the Department of Energy & Climate Change to help explore the best way to implement the Minimum Energy Performance Standards introduced under the Energy Act 2011.

 

With Sweett Group and Kingston University, SIAM was also commissioned by the Green Contruction Board to interrogate the register of Non-Domestic Energy Performance Certificates and to evaluate the potential impact of the new regulations on property investment values.

 

As a result, SIAM is very well placed to advise both owners and occupiers of commercial property and their advisors on all aspects of the new regulations.
